Already at 3-year lows, will Singapore's home loan rates keep falling in 2026?

As Singapore’s home loan rates decline to their lowest levels in three years, homeowners are experiencing tangible relief on their mortgage commitments.

In a recent interview with 𝗖𝗵𝗮𝗻𝗻𝗲𝗹 𝗡𝗲𝘄𝘀𝗔𝘀𝗶𝗮 (𝗖𝗡𝗔), SingCapital CEO, Alfred Chia highlighted that fixed-rate housing loans have almost halved, easing from around 3.1% at the start of 2025 to approximately 1.4%–1.8% today, depending on loan quantum. He also noted that banks have trimmed loan spreads and are expected to continue offering competitive mortgage packages, particularly in the early part of the year as competition for market share intensifies.

While current rates offer relief, home loans remain long-term commitments, and interest rates do not move in a straight line. Homeowners are encouraged to stay informed and consider their decisions carefully in light of future economic cycles.
